100% LENDING ON PROPERTY!


Did you know it is STILL possible to secure 100% LTV on property that you are buying!

For anyone with some equity in at least one property (whether that be your own main

residence or BTL or Commercial) this can now be added to the equity/value of the property

you are seeking to buy to, in effect, secure 100% of the purchase price of the property you

are buying.

Here is an example:

You want to buy Property 2 worth £200,000.
The Lender will only offer you 75% LTV of that property = £150,000
That leaves you £50,000 short

You already own another property (Property 1) worth £200,000
There is an outstanding mortgage debt of £100,000 on it and therefore equity of £100,000
You can now place a 2nd Charge on £50k of the £100k equity of this property (Property 1) to borrow the additional £50k and tie it to the second property mortgage to purchase the new £200,000 property (Property 2) outright with no deposit of your own!


In other words – 100% Finance!
